The title company handling the closing will ask you for your preferable method of payment (check, wire transfer, etc.) before the closing. Once the closing documents are signed with the title company, title will disperse all funds to you as the seller. Don’t worry, title cannot legally be transferred to a new buyer until after you have received the agreed funds to the transaction!

If you are to inherit a property within the state of Florida, you need to complete the legal process known as probate with a Florida licensed attorney. Good news, our team can help you complete this process, as we have assisted many families who inherited property.

While we cannot guarantee that the bank does not already own the property, we have come across numerous situations where it was not too late to take action, and our team was able to help the owners from losing their property to the bank. During the due diligence period, our team will analyze whether the home has not already been foreclosed on. If that is the case, we can move forward accordingly to make sure we put money in your pocket as opposed to the bank or the county. 

Absolutely not! Many of the property owners we work with on a daily basis live out of state. Most of the closing process is done virtually. The title company is able to complete the documents online along with a notary that is local to you!

Our priority is not to disturb peaceful tenants as long as they are up to date with their rent and have consistently done what the lease agreement states.

We will do everything in our power to ensure that a fair solution can be had for all parties involved. Our team is willing and able to try and come up with a win-win scenario for the tenants and seller, but if they are not willing to cooperate we can assist with an eviction process (we do not consider this option until all others are exhausted).

If you have a claim to inheritance, we can point you in the direction of getting title into your name if you have familial rights to it through the process of probate. See question 4 for more details!

The Earnest Money Deposit (EMD) is sent to the independent third-party title company to ensure the legitimacy of the purchase agreement. They hold the EMD in escrow to protect a seller in the event that a buyer backs out of a real estate transaction, and so that the seller can recoup the EMD from the buyer.

We have phenomenal relationships with a variety of title companies all across the state of Florida. Depending on the location of the property and issues that need to be solved (e.g., probate, code enforcement, pre-foreclosure, etc.) we have the right title company for every situation!

Part of our closing process includes a couple of quick, stress-free walkthroughs of the property to analyze the real-time condition of the property. This allows us to make sure there are no unforeseen issues that may impact the terms and conditions we agreed on previously.
